Rental FAQ
I live in one of the units in my building. How much should I pay.
You are responsible for the amount listed on your invoice. The City of Evanston’s Rental Registration program requires the registration of buildings based on the number of units. Although you choose to live in one of the units, it is a rentable unit and therefore must be accounted for.
I have family members who reside in my building. Why do I have to register?
We register the building and the building is a multi-unit residential building. Therefore it does not matter if you are receiving rental income on the unit or not. Only in the situation when the occupants are on the deed is the unit considered owner occupied. All other residents are considered tenants.
When I purchased my home five/ten/fifteen years ago, it was sold as a single family home. Why am I receiving this invoice?
Although the previous owner may have utilized the space as a single family home, a permitted deconversion was never completed. Therefore our records were never updated to reflect the change. Call us to schedule an inspection to update our records.
OR
You have a Coach House therefore you have two dwelling units on your property.
Why is there a past due amount on my invoice? I never received any information pertaining to this fee last year.
It is possible that we did not have your correct contact information. Legal notice of this program was posted in the newspaper and the ordinance states that it is responsibility of the property owner to notify this Department of any changes in address or rental status.
My building has two units but I don’t currently have a renter. Do I still have to register the building?
Yes. As stated above, we register the building regardless of whether or not all units are occupied.
