Your next opportunity to appeal will be with the Cook County Assessor for the 2026 tax year. It estimated that they'll open for appeals sometime in March or April 2026.

-If you are 65 and older (born in 1959 or prior), you qualify for the 2024 Senior Exemption.
The Cook County Assessor’s Office offers various property tax exemptions:
- Homeowner (automatically applied after initial application)
- Senior, 65 and older (automatically applied after initial application)
- Low-Income Senior Citizens Assessment Freeze Exemption "Senior Freeze", 65+ and household income of $65,000 or less (must reapply for this exemption EVERY YEAR)
- Persons with Disabilities (must reapply every 4 years)
- Veterans with Disabilities (must reapply every year*)
- Returning Veterans
Property Tax Bills
The 2024 Second Installment tax bills were mailed and are due on December 15th. Tax bills are available online at cookcountytreasurer.com.
You should review your tax bills to ensure you are receiving the exemptions for which you qualify.
If any exemptions are missing, then you should submit a Certificate of Error application online at cookcountyassessoril.gov/exemptions.
You can pay your bill online at cookcountytreasurer.com, at Chase Bank or by mail. You can make partial payments, but a 0.75% late fee will continue to be applied to the balance until it is paid in full.
The Treasurer's website now has a Payment Plan Calculator which is a free financial planning tool to help you make partial payments on your delinquent property taxes.
You can also use cookcountytreasurer.com to:
- Search for possible refunds due to overpayments.
- Check if you are missing out on $57 million in property tax exemptions, which lower your tax bill.

Estate Planning/Property Fraud Alert

Finally, the Cook County Clerk's Office offers a free Property Fraud Alert which will call or email you any time a document is recorded against your property, or the property of a loved one.
If you receive an alert and/or are concerned about fraud, please contact the Cook County Clerk's Property Fraud Unit at clerk.RecordsFraud@cookcountyil.gov, and their staff will help search the problem and coordinate a law enforcement response where indicated.
What We Do
The City of Evanston Property Tax Assessment Review Office acts as a taxpayer advocate for the residents of Evanston. This Office does not actually assess property, rather it answers residents' questions and aids in exemption and appeal applications. The property assessment is done by the Cook County Assessor’s Office for all of Cook County. The Cook County Assessor is permitted by law to use market values for the three years prior to the reassessment year in order to determine market value for any residential class of property in a specific area.

Cook County
Cook County Assessor's office - Does all assessing in Cook County on a triennial basis; administers property exemptions (homeowner, senior, etc.); hears appeals from property owners.
Cook County Treasurer's office - Prepares all tax bills and collect all taxes. Taxes are collected in arrears; tax bills are issued in February (First Installment due March 1) and July (Second Installment due August 1). These dates are subject to change.
Cook County Clerk's office - Applies levies from taxing bodies and applies those levies to the Assessed Value (AV) to calculate each property's tax liability; provides information on prior years delinquent taxes and handles the redemption process.
Cook County Board of Review office - Hears appeal from property owners (this is homeowner's second opportunity to appeal after the Cook County Assessor appeal); determines fair assessment.
